If you are thinking about selling your home, you have probably wondered’ “How long will it take to sell my home”? I am going to discuss three ways to help your home sell fast.
Ok, lets get into it.
- Choose the Right Realtor
This is the most important step to selling your home. Let’s be honest, most Realtors are lazy! Not ALL Realtors are lazy but there are way too many that are not willing to put in the extra effort to get deals closed. You want to make sure you ask your potential Realtor a few questions before you enter a Listing Agreement with them. It is very important that you can have a good working relationship with your Realtor. You will be talking to them quite a bit during your listing period. You will also be trusting your Realtor to guide you in the right direction and put your best interests first.
You will want to make sure your Realtor has a Marketing Plan for your home. I will get into marketing in detail later in this article.
- Choose the Right Price
The list price of your home will make the difference between selling your home and having it on the market for months and months without a sale. If you price your home too high, then you will not get very many showings and your home will be on the market much longer. The longer your home is on the market the lower a buyer’s offer will be because they will know your over priced and they will think that you are getting desperate to sell your home. If you want to sell your home fast you must price your home correctly.
Your Realtor will be able to guide you in this area. You should have your Realtor provide you with data from all the SOLD and ACTIVE properties in your area, usually within a half mile. This will help you understand the current market conditions and find fair market value for your home.
Knowing fair market value is the most important part of setting your list price. You need to know market value not only to keep you from over pricing your home, but you also don’t want to underprice it and leave money on the table. To sell your home fast your going to need to set your list price close to market value.
- Choose the Right Marketing Plan
Marketing will make a huge impact on the quantity of preapproved buyers that will be interested in your home. Every home is different and will need a marketing plan that matched the type of buyer that would be interested in the home. For example, a fifty-acre farm house will need a marketing plan different from a condo. The properties are different and the buyer that would purchase these homes will be different.
There are so many ways to market a home for sale. You will need to ask your Realtor how they market your home and if there are additional costs involved. If you follow the Realtor Interview Questionnaire that I have in the Sellers section of the Resources page all these topics would be addressed.
